Parking Lot Work Being Done, Please Read!

Important Community Information

Dear Residents,

Macadam Co. Inc has been contracted to perform cracksealing and sealcoating of the Roadways and parking areas within the complex. 

The work will take 9 days to complete. Please review the enclosed map to determine which day you will need to move your car(s).

Working days for this job are as follows:

Friday, May 1

Monday, May 4

Tuesday,May 5

Thursday, May 7

 


 Rain Dates – Friday, May 1, and Thursday, May 7

To ensure this work is finished, your car(s) must be removed from the section by

7:30 a.m. on the scheduled day. Cars not moved will be towed by management at the owner’s expense. Please avoid walking or driving on the completed section for 24 hours. 

Hopefully, the weather will cooperate. We need a nice sunny day with just a very small chance of rain to sealcoat. If it rains, or if there is the threat of rain on your scheduled day, we will complete that day’s section on the rain date. For example, if it rains on Wednesday, April 29, that day’s work will be completed on Friday, May 1. All other days will be completed on their scheduled date, barring any other weather issues. 

The contractor is responsible for removing the barricades. Please do not take it upon yourself to take down the barricades. Keep children and pets out of the work area. Macadam Co. employees are the only individuals allowed to be in the work area. Neither Macadam Company nor the Management company/Owner is responsible for damage to vehicles left in the work area after 7:30 am. 

We realize the tremendous inconvenience that you will experience, but please bear in mind that it will only affect you for a short period of time. The residents' cooperation is crucial for this work to be completed properly and on time. We look forward to your help in making this job go as smoothly as possible.

Tire Scuffs and Marks on Newly Sealed Asphalt


Nothing is better than seeing a newly Sealed parking lot or driveway. The surface appears blemish-free and is jet black. Once your freshly Sealed area is opened to traffic, you will notice tire marks and scuffs on the new coating. What once was so smooth and uniform is now full of unappealing tire marks.
There is no need to panic. Tire scuffing is a normal occurrence in newly sealed asphalt. The Sealer is soft, tender, and very flexible when it is new. The material takes at least 30 days to cure and harden fully. The worst marks usually occur with the extreme summer heat, but tire scuffs can occur months after the Sealing has been completed.
The most severe scuffs are normally caused by drivers turning their steering wheels while their vehicles are not moving. Make sure the car is moving when you turn the steering wheel to prevent creating these power steering marks.
Tire scuffing will occur on your newly Sealed parking lot. This is normal. Scuffing is a cosmetic blemish, not structural damage. There is no need to worry or panic when you see the marks start to appear. Over time, the marks will heal and fade as the Sealer cures and hardens.
